New UK House Extension Laws- Homeowners can Extend Without Approval

-No verandas, balconies or raised platforms

Extension length

The change in the law will enable homeowners to build six-meter single-storey rear extensions if they happen to reside in terraced houses and eight-meter ones for detached properties. Also, it’s not only residential houses that are permitted to have own extensions but also commercial buildings as well as infrastructures.

Planning Fees

Initially, there were some charges for house extension preparation, but with the new laws, the fee has been waived since no planning is necessary. Therefore, homeowners will be able to save on architects fees for dealing with the actual planning application.

However, it will still be crucial to obtain building regulation approval from the council since this has nothing to do with the planning process.

Duration of construction

The change in the regulations permits homeowners to construct extensions onto their properties within three years.

What about Loft conversions?

You don’t need planning permission to construct a loft conversion since they are conversions are permitted developments. But, you’ll require approval if you want to add a dormer to the front of your house or raise the level of the roof in any way.

Also, you’ll be restricted to creating space equivalent to 40 meters in a terraced house and 50 cubic meters in a semi-detached house.
